The roof ages on a schedule, and so does the paperwork

Most of south Brevard was built in waves. Concrete block ranches went up in Eau Gallie and Melbourne in the 1950s and 60s for the Cape's engineers. Palm Bay's grid of quarter-acre lots filled in through the 1980s and 90s. West Melbourne, Viera, and Bayside Lakes added thousands of shingle roofs between 1998 and 2008. A shingle roof here gets 15 to 20 years in the sun, less on the beachside, and the insurer's letter tends to show up right around year 15.

That letter is the most common reason people call this number. The second is a drip that started after an afternoon storm. The third is shingles in the yard the morning after a named storm. Before you get the ladder out

Stay off the roof. A wet shingle roof is slick, and a metal roof is worse. Put a bucket under the drip, move furniture, and take photos of the ceiling and of the house from the ground. If water is running down a wall near an outlet, switch that circuit off. Then call. You do not need to know whether the job is a repair or a replacement. Describe what you see and the contractor sorts out the rest.

Salt, wind maps, and five permit desks: what makes a south Brevard roof different

Melbourne sits on the Atlantic side of the state, outside the High-Velocity Hurricane Zone that covers Miami-Dade and Broward, but inside a wind-borne debris region where shingle fastening, underlayment, and roof-to-wall connections are inspected items on every permit. The county publishes its own design wind speed maps, and the number for a beachside address is higher than the number for a Palm Bay address on the same map.

The storms that shaped the roofs here came in pairs and brushes. Matthew ran up the coast just offshore on October 7, 2016. Irma crossed the state on September 10 and 11, 2017, and put an EF-1 tornado through an Indialantic condo roof on its way. Ian's outer bands dropped four to six inches of rain on Palm Bay on September 28 and 29, 2022, and washed out culverts across the county. Nicole came ashore south of Vero Beach on November 10, 2022, with its eye passing over Brevard, and took the dunes with it. Milton spun up 46 tornadoes across Florida on October 9, 2024, with one confirmed in Cocoa Beach and 80 mph gusts on the beachside.

Salt air is the other thing. From Melbourne Beach to Satellite Beach the island is narrow enough that ocean spray reaches one side of a house and lagoon air the other, and fasteners, flashing, and cut panel edges corrode years ahead of the same roof in West Melbourne. That is why standing-seam metal with coastal-grade hardware has become the common replacement choice on the beachside, and why a metal roof specified for inland use does not belong there.

Will my homeowners policy pay for the roof?

We make no promise about coverage, and neither should anyone else on the phone. Your adjuster decides. Florida policies are written for sudden wind damage from a storm, and they exclude wear, age, and salt corrosion. A separate hurricane deductible applies to named storms, and since January 2023 you have one year from the storm to report a new claim. Florida law also stops a carrier from dropping a policy over roof age alone while the roof is under 15 years old, or when an inspection shows five or more years of life left. What the contractor gives you is evidence: photos of every slope, measurements, the permit-record install year, and a line-item written scope, so the adjuster reads facts instead of a memory.
